Málaga · Paseo de Sancha · limited edition
Paseo de Sancha, since 1902 —A building with history
Fifteen contemporary residences inside a historic building facing the bay of Málaga. Original beams, arched windows, infinity pool and the Mediterranean 150 metres away.
the story
a building that lived here long before the neighbourhood
On Paseo de Sancha, one of Málaga's most elegant residential axes, a historic building —the former School of Tourism— is inhabited again after a full restoration. The period façades, the arched windows, the balustrades and the original proportions are preserved; the soul of the building is recovered before anything is transformed inside.
Inside, fifteen contemporary residences rest on what was already there: thick walls, vertical openings, top light and an architecture designed to breathe slowly. Curved timber, vertical wood slats and herringbone floors converse with the original stone and lime — without pastiche, without cold minimalism.
Outside, the slope of Mount Gibralfaro and an infinity pool frame the project. 150 metres away, the Mediterranean.

living here
sunrise over Gibralfaro.
the rest of the day writes itself.
Breakfast with light filtered through wooden slats. A coffee on the paseo. Ten minutes on foot to the sand of La Malagueta or Baños del Carmen. The day begins without driving, without noise, without protocol.
The afternoon welcomes museums — Picasso, Thyssen, Centre Pompidou —, tapas at Mercado Merced, one more chapter by the infinity pool or a short siesta before walking down to Muelle Uno. The night ends with the harbour lights reflected on the bay.
the neighbourhood
Málaga East, the city's most beloved residential axis
Paseo de Sancha is the soft border between the historic centre and the seafaring neighbourhoods. To one side, La Malagueta, the Alcazaba, Muelle Uno. To the other, Pedregalejo, El Palo and their beach shacks. Above, Gibralfaro and its trails.
It is a mature neighbourhood: plane-tree shade, quiet embassies, boutique hotels, cafés where the waiter knows you and an international community that has integrated without erasing the local accent.
You don't live in a gated development here. You live in a city that happens to also have a sea.

What is the natural environment like?

Lifestyle
What kind of life does Málaga East offer?

Is there a sport and wellness scene?
Yes. A seafront suited to running and cycling, sea clubs, padel, golf across the Costa del Sol, hiking in Gibralfaro and Montes de Málaga, and a growing network of yoga, pilates and wellness studios.

International buyer
Can I buy as a non-resident?
Yes. Any foreigner can acquire property in Spain. You only need an NIE (Foreigner Identification Number) and a Spanish bank account — both can be arranged in advance.
Does the Golden Visa still exist in 2026?
The Spanish real-estate residency-by-investment programme was repealed in 2025. International profiles now access Spain through other routes (remote work visa, non-lucrative, entrepreneur). We work with specialised tax advisors to guide you.
Can I sign remotely from outside Spain?
Yes. You can grant a power of attorney in your country (with Hague Apostille) and sign the deed through your legal representative in Spain.
In which languages will I be assisted?
Spanish, French, English and conversational Arabic. Official documentation can be accompanied by sworn translations.
Taxes and costs
What taxes does the buyer pay?
For new build or equivalent full restoration, 10% VAT + Stamp Duty (regional). For resale, ITP transfer tax (7% in Andalusia). Plus notary, land registry and legal fees: 8% to 15% of the purchase price in total.
What are the annual costs?
Municipal IBI, waste tax, community fees (pool, gardens, lift maintenance), utilities and insurance. A ~100 m² home in Málaga averages around €200/month of community fees and a few hundred euros a year of IBI.
Can I rent the home when I'm not using it?
Yes, following regional and municipal regulations. Málaga regulates short-term rentals and requires registration with the Andalusian Tourism Registry. We advise you on feasibility and returns.
Is financing available?
Yes. Spanish banks finance non-residents up to 60–70% of the appraisal value. We work with trusted mortgage brokers to secure the best terms.
Investment
Why invest in Málaga in 2026?
Málaga is the European city with the fastest growth of tech talent and high-net-worth international residents. Google, Vodafone, TDK and Citi have opened hubs here. The price per m² is still below Marbella and Palma, with sustained structural demand.
What yield can I expect?
In Málaga East, long-stay rental generates 4% to 5% gross annually. A well-managed tourist rental can reach 6–8%, depending on seasonality and applicable legal regime.
And capital appreciation?
Málaga capital has grown steadily over the last decade. The east side, due to land scarcity and prestige, is one of the most resistant to market corrections.
Is this a good time to buy historic restoration?
Yes. Restored buildings in consolidated locations combine structural scarcity, architectural identity and contemporary energy performance. It is a highly demanded and almost non-replaceable product.
Buying process
What is the step-by-step process?
1) Selection and viewing. 2) Reservation deposit (usually 10%). 3) Private contract signature. 4) Public deed before notary. 5) Land Registry and handover. Pascale coordinates each phase with lawyer and notary.
Do I need a lawyer?
Recommended. A registered lawyer reviews charges, planning, licences and documentation. Usual fees: ~1% of the purchase price.
Do you offer a building survey?
Yes, we can coordinate a survey with a registered technical architect before signing the reservation, especially advisable in restoration projects.
How long does it take to close?
Between 45 and 90 days from reservation to deed, depending on the construction calendar and financing.
